Curb appeal is a must! Why? It gives a visual first impression which embeds itself into a buyer’s mind…. “oh yeah, you remember that one honey, the house with the gray shutters and awesome perennials.”
You want and need the buyers to remember your house and stand out from the others.
Your house needs to be neater and cleaner than the competition. Think “model home”.
Walk around the house and look for any peeling paint and fix-it.
Clean all windows, pressure wash siding, freshen up landscaping, plant flowers, add some color! The nicer your house looks, the more buyers will want to come see it!
Space
Most repeat buyers move up soley to purchase a larger home.
You want your home to feel big and open so it will appeal to those move up buyers!
A great way to make your home feel bigger is to declutter and pack up everything not being used.
Have a garage sale, donate and get rid of items you aren’t moving with you.
Remove items from the floor, thin out closets and drawers to show those buyers there’s plenty of space for their stuff!
Upgrades
First time buyers don’t have a lot of money to purchase their first home. They tend to purchase simple, affordable homes. They are affordable as they don’t have many updates.
We want those buyers to walk in a go “wow! Look at this granite and under mount sink, cool light fixtures and appliances!”
How do you get the most bang for your buck? Do simple, economical updates such as replacing those brass light fixtures and dated cabinet hardware. Replace old ceiling fans with new modern looking fans.
If the kitchen cabinets are in good shape, install granite.
Fresh paint is cheap and almost expected by buyers. Remember, go neutral, but warm.
Carpet dirty or dated? Don’t hesitate, replace it! New carpet can make your home look and smell new!
Freshen up your bathroom with a new shower curtain, towels and rug. You’ll be amazed at this simple transformation!
