What’s is a seller’s market?

Simply put, a sellers market is when there are more buyers than houses on the market.  It’s all based on supply and demand.  Few houses and many buyers, encourages a huge frenzy for buyers to fly out the door as soon as a new listing appears.  In short, prospective buyers become less picky and your home sells quicker!

As we already mentioned, in a sellers market sellers tend to see multiple offers and those offers are usually higher than the asking price!  What more can you ask for?

The scales are tipped in your favor, because buyers want to purchase a house.  This leaves the buyer little to no power in negotiating for the perfect terms, because getting the house is the perfect term.  The other advantage is that buyers must now come to the table ready to buy, meaning offers are non-contingent.  Sellers are no longer being asked to lower their price, or buy down interest rates.  Althought sellers are still being asked to pay some closing costs, buyers are removing inspection contingencies to make their offer more appealing.
