Prior to 2012, we did not have a single buyer request a radon test. Since the disclosure requirement went in to effect January 1, 2014, we’ve seen radon test requirements in many of our seller’s offers.

 

The 5 Radon requirements shall include:

1. Whether a radon test or tests have occurred on the property;

2. The most current records and reports pertaining to radon concentrations within the dwelling;

3. A description of any radon concentrations, mitigation, or remediation;

4. Information regarding the radon mitigation system, including system description and documentation, if such system has been installed in the dwelling; and

5. A radon warning statement.

A recent seller when asked about the process and system said,

“Safe levels are 4.0 and under. My home tested at 4.1!  This was during Winter. I was told had my home been tested during Summer, it would have passed due to windows and doors opened more in the Summertime.  The system cost $1250 and took one day to install.”
