As Real Estate Agents selling homes in Woodbury, the most often heard questions we hear are “Do I need to replace my carpet?” and “Could I just offer a carpet allowance to buyers?”

Sellers often say if we just offer an allowance “the buyer can pick what they want.”

We discourage this. Why?  When you advertise a carpet or any other allowance for that matter,  it can form an impression in the buyers’ mind that your home is in need of work.  It’s as you’re admitting your home is flawed.

Buyers often assume that carpet replacement will cost more than the allowance you offer.  They may actually attempt to negotiate a higher allowance.

 

Fresh carpet smells new and feels great, helps your home sell faster and for more.  You can’t get that with an allowance.
